Get Preapproved credit for Your MortgageBefore you start looking for a property, you will need to know how much you can actually spend. The best way to do that is to get prequalified for a mortgage. To get prequalified, you need to provide some financial information to your mortgage banker, such as your income and the amount of savings and investments you have. Your lender will review this information and tell you how much we can lend you. This will tell you the price range of the properties you should be looking at. Later, you can get preapproved for credit, which involves providing your financial documents (paycheck, bank account statements, etc.) so your lender can verify your financial status and credit.
Get a Property InspectionTypically, purchase offers are contingent on an inspection of the property to check for signs of structural damage or things that may need fixing. DHVC Vastgoedservice can help you arrange this inspection. This contingency protects you by giving you a chance to renegotiate your offer or withdraw it without penalty if the inspection reveals significant material damage.
Both you and the seller will receive a report on the property inspector’s findings. You can then decide if you want to ask the seller to fix anything on the property before closing the sale. Before the sale closes, you will have a walk-through of the house, which gives you the chance to confirm that any agreed-upon repairs have been made.
Have the Property AppraisedDHVC Vastgoedservice will arrange for an appraiser to provide an independent estimate of the value of the house you are buying. The appraiser is not directly associated with the lender of the mortgage. The appraisal will let all the parties involved know that you are paying a fair price for the property. This Appraisal report will be required for your mortgage and is accepted by all banks.
NotaryDutch law requires that a notary must perform the property registration process. The costs will vary and may be a percentage of the property price, a per-hour charge or a fixed fee. The total average costs are usually around € 1.500,-.
A translator is also required to attend notary meetings in cases where one or more of the parties is not a Dutch citizen. Accredited translators can be hard to find, so ensure you book in advance, even if your Dutch is excellent. Translator fees are typically around € 200,-.
A local notary will draw up the transfer and mortgage deeds, sign them together with all parties. Finally, the notary registers ownership at the government and hands over the keys to you.

A property inspection report provides you with full insight into the structural condition of the property and any related (repair) costs. The average price for a property inspection is € 400,00. An appraisal report is needed for your mortgage application. The average price for an appraisal report in the Netherlands is around € 400,00. The average price for the property registration process at the notary is around € 1.500,00 excluding translator fees of € 200,00.
Our agency fee is a fixed fee of € 1.495,00 and include our activities as a buyer’s agent. All other activities mentioned are being outsourced to specialists in their field.
